The seller's guide

Sell with a plan, not a guess.

Seven steps from the first walk-through to closing day, a written pricing strategy built on your block's real sales, and a prep checklist you can actually finish.

Listed at dusk

The roadmap, from listing to closing.

Seven stages. Click through to see what happens at each one and what Chris handles for you.

Step 1 of 7

Property assessment

Chris visits your home to assess its condition, location and features, then points out the updates that will actually move the price.

What it involves

  • A walk-through to evaluate condition and standout features
  • Practical, cost-aware recommendations for repairs, staging or upgrades
  • An analysis of similar homes that sold, are listed or did not sell nearby

Why it matters

Pricing right from day one attracts serious buyers and avoids the slow slide of a home that sat too long.

Chris's tip: Scheduling is easy: Chris sends a calendar link and you pick the time that works.

How your price gets set.

Not a number pulled from a website. Three things, shown to you with the data behind them.

Comparables

Homes like yours that recently sold, are listed now or did not sell. Chris shows you the range and where your home fits inside it.

Market trends

Demand, interest rates and seasonality. Spring listings often see more buyers; Chris times the launch around that.

Location factors

Schools, parks, transit and nearby amenities. The things that make your block valuable become the headline of the listing.

Questions sellers ask.

What repairs should I make before selling?
Chris identifies the practical, cost-effective fixes that move the needle: fresh paint, worn carpet, small damage. You will get a prioritized list, not a renovation plan.
How do you determine my home's value?
Comparable sales, active and expired listings, your home's condition and features, and current market trends. You see the data and decide the strategy together.
What if my home does not sell right away?
Chris reevaluates pricing, refreshes the marketing and increases showings. You get weekly updates on activity and buyer feedback so the plan adapts quickly.
Do I have to hold an open house?
No. Open houses are a tool, not a requirement. Chris recommends one only when it fits your home and the buyer pool.
Who pays for closing costs and inspections?
The buyer usually pays for the inspection. Closing costs are split by the terms of the offer, and Chris walks you through the breakdown so there are no surprises.
What if the buyer's inspection reveals issues?
You can make repairs, offer a credit or adjust the price. Chris advises on the option that keeps the deal on track and protects your proceeds.
How long does it take to sell?
It depends on price, location and the market. Many homes sell within 30 to 60 days; Chris keeps you updated and adjusts the strategy as needed.
What is included in your marketing?
A professional MLS listing with high-quality photos, syndication to Zillow, Redfin and Realtor.com, social media where it fits, email to Chris's buyer and agent network, and coordinated showings.
