Step 1 of 5

Pre-approval

Pre-approval sets the budget and tells sellers you are a serious buyer. It is the foundation for everything that follows.

What it involves

  • Connect with a lender to find out how much home you can afford
  • Gather pay stubs, tax returns and bank statements
  • Receive a pre-approval letter to use during the home search

Why it matters

It narrows the search to homes you can actually buy and gives your offer an edge the moment you find the one.

Chris's tip: Harmony Brokers has lending in the same office. Chris can get you in front of Jeff Theisen the same week, or he will happily work with the lender you already have.

Documents your lender will ask for

Who pays for what.

The buyer

  • Down payment: typically 3% to 20% of the purchase price depending on your loan
  • Closing costs: lender fees, title insurance and escrow, usually 2% to 5% of the price
  • Prepaid items: property taxes, homeowners insurance and interest for the rest of the month
  • Earnest money: about 1% of the price, paid within 1 to 3 days of acceptance and credited back at closing

The seller

  • Agent commissions, which are negotiable and set in the listing agreement
  • Repairs or credits agreed to after the inspection
  • Title transfer fees and any HOA transfer costs

Feeling the closing costs? Chris often negotiates seller concessions to cover part of them. Ask him on the first call.

Questions buyers ask.

No question is too small. If yours is not here, text Chris.

Can I shop for homes before I am pre-approved?
Technically yes, but it is not ideal. Pre-approval shows sellers you are serious and keeps the search inside your budget. If you are not pre-approved yet, Chris can connect you with a trusted lender the same day.
How do I decide how much to offer?
Chris pulls comparable sales in the neighborhood and reads the seller's situation. Together you craft an offer that is competitive but still fits your budget.
What happens if someone outbids me?
It happens in competitive pockets. You decide together whether to adjust or move on. There is always another great home, and Chris keeps sending them.
Who pays for the inspection?
The buyer usually covers it, typically $300 to $700. It is a small price for knowing the home is safe and sound.
What if the inspection finds problems?
Significant issues get negotiated: the seller can fix them, offer a credit or lower the price. If the problems are too big, the inspection contingency lets you walk away with your earnest money.
Who pays closing costs?
Both sides have them. Buyers usually cover loan fees, title insurance and prepaid taxes; sellers typically cover commissions. Chris can also negotiate seller concessions toward your costs.
When do I pay the down payment?
You wire it to the title company a day or two before closing. Your lender provides the instructions and Chris keeps you in the loop so nothing is a surprise.
Can I back out after making an offer?
Only through your contingencies. If the inspection reveals big issues or your loan is not approved, you can walk away and keep your earnest money.
What if I lose my job before closing?
Call Chris and your lender immediately. Losing income can affect approval, but there may be ways to adjust the financing or delay closing.
